Especially if you can't raise the tower above the present 35ft, why not
consider a quad? They work well at relatively low height, and a 2el quad
has about the same gain as a 3el yagi (and much more gain than a 3el
trapped yagi). There are some downsides to quads. Being 3 dimensional, they can be harder to put up in the first place, and to keep up! Also if the quad boom is at 35 it will mean that any wire antennas on the tower will have to be about 8ft lower.
